You don’t need all the answers upfront. Part of my job is to help you think through these decisions and understand how they align with the current market.
At this stage, I also help buyers understand how market conditions, inventory levels, and pricing trends may impact their options—so expectations stay realistic and informed.
A lender may tell you the maximum amount you qualify for, but that doesn’t always reflect what feels comfortable for you. I encourage buyers to think in terms of overall monthly comfort, long-term flexibility, and lifestyle considerations—not just loan approval amounts.
If needed, I can also introduce you to reputable local lenders who can help you understand financing options, estimated payments, and closing costs early—so there are no surprises later.
Whether you’re paying cash or financing, being properly positioned matters. If financing, this usually means speaking with a lender early to understand qualification, loan options, and documentation requirements. A strong financial position not only helps you shop confidently, it can also strengthen your position when making an offer.
I help coordinate this step so everything is aligned before you find the right property.
As a buyer’s agent, my fiduciary duty is to you. That means I am legally and ethically obligated to represent your interests, keep your personal information confidential, and advise you honestly—even when that advice isn’t what you expected to hear.
I work at your pace. Some buyers move quickly, others plan months or years in advance. My role is to provide guidance, market insight, and protection throughout the process—and to step back if or when it no longer feels helpful.
Once we begin the search, I help identify properties that align with your criteria using the MLS, agent networks, and market insight that isn’t always obvious online. I also preview properties when appropriate and provide honest feedback on value, condition, location, and long-term considerations.
Beyond the home itself, I help buyers evaluate neighborhoods, HOAs, disclosures, and lifestyle factors so decisions are made with the full picture in mind.
When you find the right home, I help you develop an offer strategy based on comparable sales, market conditions, and your goals—not emotion or pressure. Some homes are priced to sell, others leave room for negotiation. Understanding the difference matters.
I handle the preparation, presentation, and negotiation of the offer, working to secure the best possible terms while protecting your interests throughout the process.
Once under contract, I help coordinate inspections and connect you with trusted professionals as needed. We review inspection reports, seller disclosures, HOA documents, and title information together so you understand what you’re buying—and any risks involved.
If issues arise, I advise you on options and negotiation strategies, whether that means requesting repairs, credits, or reassessing the transaction altogether.
From escrow and appraisal coordination to timelines and final walkthroughs, I help manage the many moving parts between contract acceptance and closing. My role is to keep the process organized, on track, and transparent—so nothing gets missed and you’re never left wondering what comes next.
Before closing, we review final details to ensure everything aligns with what was agreed upon.
After closing, you’ll take possession of your new home and begin the next chapter. I remain a resource even after the transaction—whether you need referrals, have questions, or simply want insight as a homeowner.
