Buyers: Breathe Easy—But Don’t Sleep on Summer Deals

After two years of low inventory and frenzied bidding wars, Coachella Valley buyers are finally catching a break. But with the latest GPSR Desert Housing Report for May 2025 in hand, the question isn’t just can you buy now—it’s should you?

Let’s unpack what the numbers are telling us:

  • Inventory Has Risen Sharply: With 3,651 homes on the market, inventory is up over 1,000 units compared to last May. That’s a return to pre-pandemic levels, which means you have more choice—and more negotiating power.
  • Homes Are Sitting Longer: The median days on market is now 49 days. Translation? Sellers are waiting longer for offers, and that creates opportunity for well-prepared buyers.
  • Discounts Are the Norm Again: The average discount for attached homes is now 3.0%, up from 2.5% last year. Detached homes are averaging a 2.6% discount. Negotiation is back on the table.
  • Only 10.6% of Homes Are Selling Over List Price: That’s down from 15.7% a year ago. The days of overbidding may be behind us—at least for now.
