Here’s something you won’t hear on the national news: even in a cooling market, Coachella Valley sellers still have a solid shot at success this summer.
According to the GPSR Desert Housing Report for May 2025, inventory has climbed to 3,651 homes across the Valley—a massive increase of 1,054 listings compared to the same time last year. That’s great news for buyers, but it also means sellers are facing more competition than they have in years.
So how are prices holding up?
In short, prices haven’t crashed. But they also aren’t likely to climb anytime soon.
The sellers who win this summer will be the ones who understand the current psychology of buyers:
But here’s the kicker: homes in the right condition, priced realistically, are still moving. Coachella homes are selling in just 33 days on average, and Palm Springs in 45.
There’s a rare balance in this market. Prices are stable. Demand still exists. And motivated buyers are out there—especially those hoping to move before the school year starts or rates fluctuate again.
