June Housing Market Moves: What Buyers and Sellers Need to Know Right Now!

As temperatures rise across the Coachella Valley, so does market curiosity: Are prices holding? Is it still a good time to buy or sell?

The June 2025 GPSR Desert Housing Report gives us the clearest picture yet of how the local real estate market is adjusting—and what that means for you.


Inventory Is Down Slightly—But Still Elevated Year-Over-Year

  • There were 3,313 homes for sale across the Valley in June—a slight dip from May, but still up 34.5% from last year.
  • This marks the first meaningful pullback in inventory since January, suggesting sellers are stepping back—but not buyers.

Takeaway: Supply is still higher than last year, but competition is thinning—offering opportunity for serious sellers.


Prices Are Flat—Which Isn’t a Bad Thing

  • The median price for detached homes held at $700,000, unchanged from May and April.
  • Attached homes dipped slightly to $479,500, off 0.1% from May and 3.2% below last year.

Takeaway: Prices are steady—not falling. For buyers, that means less risk. For sellers, it means you still have solid footing.


Sales Volume Is Soft, But Activity Is Still There

  • 675 homes sold in June, down from 731 a year ago.
  • However, Coachella Valley cities like Palm Desert, Palm Springs, and La Quinta each recorded over 100 sales.

Days on Market and Discounts Are Rising

  • The median Days on Market (DOM) is now 52 days, up 7 from a year ago.
  • Average price discount: 2.7% for detached3.1% for attached homes.
  • Only 11% of homes sold above list, compared to 15% last year.

Takeaway: Buyers are getting more cautious—but they’re still making offers on the right properties.

  • Lock in before rates or inventory shift again.
  • Be ready to act on well-priced homes—especially those with longer DOM.
  • Know your leverage: price discounts are back on the table.

What Sellers Should Do Now

  • Price to stand out—not just to test the market.
  • Expect negotiation, and use staging to make a strong impression.
  • Don't assume summer is slow: many buyers want to move before school or fall.
