Many Sellers Do Take a Break—And That’s Your Opportunity

Each year, listing inventory drops in late summer as sellers assume buyers have packed up and headed for the coast. But according to the latest June 2025 GPSR Desert Housing Report:

  • Total Valley inventory stands at 3,313 homes, still 34.5% higher than last year—but lower than peak spring levels.

  • The “months of sales” ratio fell to 5.5 months, tightening from May and signaling that inventory is beginning to cool.

Translation? Many of your competitors are exiting the market, but buyers haven’t disappeared. That can put you in a stronger negotiating position.


Buyers Are Still Out There—Just More Selective

While overall sales have dipped slightly (675 units vs. 731 a year ago), demand hasn’t evaporated. Palm Desert, Palm Springs, and La Quinta each still average over 100 monthly home sales.

Yes, today’s buyers are cautious, but that means:

  • Homes that show well still get attention.

  • Properly priced homes are still moving.

And with only 11% of homes selling above list price (down from 15% last year), sellers who present well are more likely to hold the line on price.


Selling Times Are Steady—Especially for the Prepared

Homes now spend a median of 52 days on market, just 7 days longer than a year ago. But in cities like Coachella and La Quinta, selling times are as low as 37–47 days.


Who Should Stay Listed in the Summer Market?

✅ Sellers who need to move for personal or financial reasons
✅ Sellers with homes in desirable locations or good condition
✅ Sellers willing to be realistic on pricing and presentation
